THE STORY

Objective
Rightsize Facility was tasked with designing the Spec Suites at 191 N. Wacker to reflect the diverse and dynamic geography of the surrounding area, including themes inspired by the Chicago River, State Parks, and the Countryside. The goal was to create unique identities for each suite while ensuring flexibility and harmony across the entire floor, catering to both larger and smaller tenants.
 
Design Solution

The design approach included artfully distributing the three major themes among the suites, using a natural and neutral material palette to emphasize an organic feel. Architectural elements featured undulating curved acoustical panels to enhance aesthetics and acoustic quality, and layered wood screens added warmth and texture. Furniture was selected for comfort and visual appeal, with warm tones and inviting textures to create a productive environment. The floor plan included height-adjustable benching workstations, private offices with wardrobe cabinets, conference and huddle rooms, wellness rooms, and a lounge space in the lobby.

 

Desired Outcome
The Spec Suites at 191 N. Wacker successfully merged thematic inspiration with practical functionality. The design created distinct yet cohesive identities for each suite, reflecting the surrounding geography while offering flexibility for different tenant needs. The use of natural materials, unique architectural elements, and thoughtfully chosen furniture resulted in a sophisticated and adaptable space that appeals to a wide range of potential tenants.
