THE STORY

Objective

The goal for this Chicago Board of Trade spec suite was to create a workspace that feels cozy, warm, and immediately welcoming to prospective tenants. The client sought a balance between individual focus areas and collaborative environments that support modern workstyles. The space needed to feel polished yet comfortable, inviting teams to imagine themselves working there from day one. By blending functionality with an approachable aesthetic, the suite was designed to appeal to a wide range of tenants while remaining highly practical for daily use.

 
Design Solution

The design thoughtfully balances openness with privacy, creating a mix of individual workspaces, collaborative meeting areas, and private phone rooms. Well-appointed conference rooms support team meetings, while huddle rooms encourage quick collaboration. Private phone rooms offer quiet spaces for focused calls and virtual meetings. Warm materials, layered finishes, and comfortable lounge seating bring the comforts of home into the workplace, creating an environment that feels both elevated and approachable.

 
Desired Outcome

The finished suite delivers a move-in ready workplace that feels welcoming, flexible, and highly functional. Tenants can immediately envision how the space supports both focused work and team collaboration. The warm aesthetic helps the environment feel inviting while maintaining a professional presence. By combining comfort, functionality, and thoughtful planning, the suite enhances the overall tenant experience and positions the space for successful leasing.
